More homes are for sale in Lynnwood, and many parts are taking longer to sell

Here is the one thing that changes what a homeowner should do right now. Realtor.com reported that 20.8% of listings nationally had price cuts in September 2026, the highest share since October 2022. That means overpriced homes are sitting. Get the price right from day one, or buyers will wait.

These numbers cover the three months ending August 31, 2026. Every local count comes from the Real Estate Data Aggregator.

Inventory jumped almost everywhere

More homes are for sale across nearly every part of this market. That gives buyers more to compare. It also means your home competes harder than it did a year ago.

The Real Estate Data Aggregator counted 112 homes for sale in ZIP 98011, up 47.4% from a year before. In ZIP 98012, it counted 242 homes for sale, up 44%. In ZIP 98020, 52 homes were for sale, up 73.3%. More supply in most places means buyers have room to compare and, in some areas, to move with less pressure.

Days on market stretched in some ZIP codes

Not every home is selling fast. Two ZIP codes stand out for how much longer homes are sitting.

The Real Estate Data Aggregator put the median days on market in ZIP 98011 at 34 days. That is 25 days longer than the same period in 2025. In ZIP 98087, the median was 32 days, up 15 days from a year before. In ZIP 98125, it was 26 days, up 14 days. Those are real changes. A home that is priced or presented wrong will feel that extra time.

Some areas are still moving quickly. The Real Estate Data Aggregator showed ZIP 98155 at a median of 7 days, unchanged from a year ago. ZIP 98028 came in at 12 days, only 1 day longer. So the story is not the same in every neighborhood.

Prices moved in different directions

Some ZIP codes saw prices dip. Others held or rose. There is no single Lynnwood story on price right now.

ZIP 98020 and 98177 both had a median sale price of $1,200,000. But 98020 was up 9.1% from a year ago, while 98177 was down 7.7%. Same price, very different direction. That is why ZIP-level data matters.

Fewer homes are selling above list price in most areas

A year ago, bidding wars pushed many homes over list. That is less common now in most parts of this market.

In ZIP 98087, only 10.3% of homes sold above list price. That is down 10.3 points from a year before. In ZIP 98011, 8.5% sold above list, down 8.8 points. In ZIP 98155, though, 42.7% sold above list, up 8.2 points. That ZIP is still seeing real competition.

Rates are making buyers cautious

Higher mortgage rates are part of the picture. CNBC reported the average 30-year fixed rate at 7.49% as of the week ending October 7, 2026. Realtor.com reported that rates climbed above 7% for the first time since January 2025. CNBC also reported that applications to purchase a home fell 15% compared with the same week one year ago. Fewer buyers in the pool means homes need to stand out on price and condition.

A few ZIP codes where things still move fast

Not every part of this market is slow. The Real Estate Data Aggregator showed that in ZIP 98155, nearly 65 in 100 homes went under contract within two weeks. In ZIP 98020, more than 53 in 100 did. In ZIP 98043, nearly 53 in 100 did the same. Those areas are still seeing quick decisions from buyers.

ZIP 98046 showed 100% of its homes going under contract within two weeks. However, the Real Estate Data Aggregator counted only 1 home sold there in that period. That is too small a sample to read as a trend.

Months of supply tells you how balanced each area is

Months of supply is a simple measure. Under 3 months tends to favor sellers. Above 4 months gives buyers more leverage. Several ZIP codes have crossed above 4 months now.

The Real Estate Data Aggregator put months of supply in ZIP 98011 at 4.2 months, up 1.3 months from a year ago. ZIP 98021 and 98028 each came in at 4.1 months, both up sharply. ZIP 98117, by contrast, sat at 1.8 months. That gap between ZIP codes matters a lot when you are deciding how to price.

In short
  1. Inventory is up across most of Lynnwood.
  2. Days on market stretched the most in 98011 and 98087. Prices dipped in several ZIP codes and held or rose in others.
  3. Mortgage rates near 7.49% (CNBC, October 7, 2026) are keeping some buyers on the sideline.
  4. A few pockets, like 98155 and 98020, are still moving quickly.
  5. The right price and good preparation matter more now than they did a year ago.
