More listings gave Lynnwood buyers more room this summer
Here is the one thing that matters most right now: more homes are sitting on the market. That means sharper pricing and better prep matter more than they did a year ago.
These numbers cover the three months ending August 31, 2026. Realtor.com reported that active listings topped 1.16 million homes nationally in September 2026. Lynnwood felt that same shift.
Inventory jumped across Lynnwood
The Real Estate Data Aggregator counted homes for sale rising in almost every ZIP code. The biggest jumps were in 98028, up 60.3%, and 98020, up 73.3%. ZIP 98115 rose 54.6%, and 98011 rose 47.4%. ZIP 98012 was up 44%, and 98037 up 43.2%. Even ZIPs that felt steady a year ago now have more competition.
More supply means more months to sell in some ZIPs
Months of supply tells you how long it would take to sell every home listed, at the current pace. The Real Estate Data Aggregator put 98011 at 4.2 months and 98021 and 98028 each at 4.1 months. ZIP 98012 reached 3.8 months, and 98133 matched it. That is a meaningful rise from a year ago in each of those ZIPs.
Homes are taking longer to sell in several ZIPs
Median days on market rose in most ZIPs. The Real Estate Data Aggregator showed 98011 at 34 days, up 25 days from last year. ZIP 98087 hit 32 days, up 15 days. ZIP 98125 reached 26 days, up 14 days. Not every home sold slowly, but the average wait is longer than it was.
Prices moved in different directions
Some ZIPs saw prices dip, others held or rose. The Real Estate Data Aggregator put the median sale price in 98125 down 13.3% to $750,000. ZIP 98028 fell 11.4% to $975,000, and 98021 dropped 10.6% to $1,185,000. On the other side, 98020 rose 9.1% to $1,200,000, and 98133 gained 6.2% to $775,000. The picture is mixed, and it varies block by block.
A national backdrop worth knowing
Realtor.com reported that mortgage rates climbed above 7% for the first time since January 2025. Realtor.com also found that 20.8% of listings nationally took a price cut in September, the highest share since October 2022. The Federal Housing Finance Agency reported U.S. house prices rose 2.6% from July 2025 to July 2026, but monthly gains slowed to just 0.3% in July.
Those national signals matter because they shape buyer confidence everywhere, including here in Lynnwood.
Not every ZIP reads the same way
Some parts of Lynnwood still moved fast. The Real Estate Data Aggregator showed 98155 with a median of just 7 days on market. ZIP 98028 sat at 12 days, and 98043 at 12 days too. In 98155, 42.7% of homes sold above list price, up 8.2 points from last year. In 98026, 50.8% of homes went under contract within two weeks. More supply does not mean every home is sitting.
- Inventory is up sharply in most of Lynnwood.
- Months of supply rose in almost every ZIP.
- Some prices dipped, some held, and a few rose.
- Homes in well-priced, well-prepped condition still moved quickly.
- The market is not frozen, but sellers have less room to guess on price than they did a year ago.
One street can read very differently from the ZIP code around it. A block with newer homes, a school nearby, or a quieter setting can still draw fast offers, even when the broader ZIP is slower. The numbers above are the starting point, not the whole story.
