The one fact that changes what a homeowner should do right now: buyers are still showing up. The Real Estate Data Aggregator counted 122 homes sold in 98036 (Lynnwood) in the three months ending August 31, 2026. That is up 29.8% from the same months of 2025. Next door in 98037, 97 homes sold, up 36.6%. Nationally, Realtor.com reported that 20.8% of listings had price cuts in September 2026. Lynnwood sellers are not seeing that same pullback in demand.

Homes are taking a little longer. The Real Estate Data Aggregator put the median days on market in 98036 at 13 days, up 6 days from a year ago. In 98037, it was 18 days, up 11 days. Not every home sold fast. But both ZIP codes still moved in under three weeks at the midpoint.

In 98037, the median was $785,000, down 3.6%. That dip is real, but small. Sellers in 98037 still got 99.4% of their list price on average.

Supply is up, but still lean. The Real Estate Data Aggregator counted 81 homes for sale in 98036, up 39.7% from a year ago. In 98037, 63 homes were for sale, up 43.2%. More choice for buyers, but two months of supply is still a thin market.

Nearly half of 98036 homes went under contract within two weeks. That share is down 12.9 points from last year, per the Real Estate Data Aggregator. In 98037, 40.2% did the same, down 11.1 points. Buyers have more room to think. But the majority of homes are still moving quickly.

The wider picture: what is happening nationally

Realtor.com reported that mortgage rates climbed above 7% for the first time since January 2025. That is putting pressure on buyers everywhere. Nationally, Realtor.com also counted 1.16 million active listings in September 2026. The Federal Housing Finance Agency reported U.S. house prices rose 2.6% from July 2025 to July 2026. Lynnwood's sales growth is running ahead of that national trend.

Realtor.com put price cuts at 20.8% of all U.S. listings in September 2026, the highest share since October 2022. Lynnwood sellers are in a better spot than that national number suggests. Two months of supply and sales up nearly 30% to 37% tell a calmer story here.

Nearby ZIP codes: more context for Lynnwood homeowners

The Real Estate Data Aggregator also tracked nearby areas. In 98043 (Mountlake Terrace), 55 homes sold in the three months ending August 31, 2026. The median was $625,000, down 5.3%. Homes there took 12 days at the midpoint. In 98087 (also Lynnwood), 117 homes sold, but that was down 14% from 2025. The median there was $700,000, down 1.2%, and homes took 32 days. That gap between 98036 and 98087 shows how much one ZIP code can differ from the next.

Real Estate Data Aggregator. Lynnwood ZIP codes 98036 ($791,750) and 98037 ($785,000) sit in the lower half of this market.

Lynnwood's median prices sit below Bothell, Kenmore, and Edmonds. That gap is part of why buyers are still active here. More home for the money, even with rates above 7%.

What this means for you

For homeowners: buyers are present and sales are rising. Prices held nearly flat or edged up in 98036. If you are thinking about listing, the Real Estate Data Aggregator shows only 2 months of supply in both Lynnwood ZIP codes. That is a thin field of competition.

For buyers: homes are taking a little longer than last year. The Real Estate Data Aggregator shows 13 to 18 days at the midpoint in Lynnwood. You have slightly more room to compare homes and move without as much rush as last year. Not every home sold fast, and not every home sold above list price.

In short
  1. Sales rose 29.8% in 98036 and 36.6% in 98037 in the three months ending August 31, 2026, per the Real Estate Data Aggregator.
  2. Homes took a little longer, prices were nearly flat, and supply stayed lean at 2 months.
  3. Nationally, Realtor.com put price cuts at 20.8% of listings.
  4. Lynnwood is holding steadier than that.

One last thing: the numbers above cover whole ZIP codes. One street can read very differently from the ZIP code around it. A home on one block may move faster or slower, or land at a different price, than the median suggests.
